Most people overlook the fact that outside mold, pollutants and bacteria often lead to unsafe working environments and lower property value. 

 

2. Puddles, Ponds and Standing Water on Your Roof: Having a drainage plan and system is critical to the health of your roof. Routine roof maintenance is key, as any standing water can be a sign that the roof needs to be cleaned or fixed. 

 

3. Condition of Flashing: If you have a rooftop projection, for example from a vent to an HVAC unit, like most commercial properties do, there is a risk of that becoming a point of access for rainwater if the flashing is to fail. If  you have a maintenance contract for your roof, make sure that the flashing around the pipes and other roof projections is in good condition. 

 

4. Signs of Damage: Check for any cracks, deformations, punctures or rips in the roof's membrane. The earlier visible damage is repaired the better. Attention and prevention are key!

 

5. Loose Sections or Blow-Off: If you have experienced an event or period with high wind, parts of your roof membrane are at risk due to  "wind uplift". Sections that are loose or missing will expose the rest of your roof and underlayment, which will cause additional damage. Do not disregard this issue, as this is often overlooked  until it becomes such a big issue that one cannot ignore it.
